How do you write a cleaning contract?

Write down 5 things before the first visit: the property and its address, the tasks, the schedule, the price, and what happens with keys, cancellations and breakage.

The tasks matter most. "Clean the kitchen" means one thing to you and another to your client, so the checklist names the surfaces. Then list what's not included, like outside windows or mold, so a standard visit doesn't turn into a move-out clean. This template was written in October 2026.

What's the difference between a residential and a commercial cleaning contract?

The core clauses are the same, and a commercial cleaning contract usually adds 3 things: after-hours access, a longer term, and proof of insurance.

This template covers both. For an office, pick weekly or monthly in section 2, write the access method and alarm rules in section 5, and fill in your coverage in section 8. If the client sends you their own vendor agreement, read its insurance and indemnity sections before you sign it.

What happens when a client cancels late or locks you out?

Section 6 sets 2 rules: the hours of notice either side gives to cancel or move a visit, and a fee when the client cancels late or you can't get in.

Pick a notice window you can live with and a fee that covers the drive. Write both in before you send it, so the first lockout isn't the first time your client hears about the fee.

Who pays if a cleaner breaks something?

Under section 8, the cleaner repairs or pays for damage its staff cause by carelessness, up to a limit you set, and the client reports damage within a set number of hours.

Normal wear, things that were already broken, and valuables left out aren't covered. If you carry liability insurance, say so in section 8. Be ready to show proof.

How do you get a cleaning contract signed online with EsigIt?

Send it through EsigIt for $1.99, and your client signs on their phone with a 6-digit code instead of a printer.

One signed agreement covers every visit until either side ends it. You pay once, when it's signed. Not every month.

  1. Fill in your part. Download the PDF or copy the text into Word or Google Docs, fill in every red [BRACKET] that's yours, and save it as a PDF.
  2. Upload it to EsigIt. Or press Send it for signature to start from the blank template and add a text field for each blank your client fills in.
  3. Add who signs. Type each signer's name and email, then drag the signature and date fields onto the signature lines.
  4. Send. Your client opens the link, enters a 6-digit code EsigIt emails them, reads the whole document and signs on their phone. You both get the signed PDF.

This is not legal advice. The template is a starting point, and state and local rules differ on licensing, insurance and cancellation fees. Have a lawyer in your state review it before you rely on it.
